For licensed agents

Most agents do not have a lead problem. They have an ownership problem.

A short training on where real estate leads actually come from, why the ones you buy behave the way they do, and what it costs to own the funnel instead of renting somebody else’s list.

More leads will not fix a leaky funnel.

If you are buying leads, you are paying for the top of somebody else’s funnel. The list is the product, and the product gets sold. That is not a scandal, it is the business model, and it explains almost everything about how those leads behave when you call them.

The agents who get off that treadmill do not find a better list. They build a funnel they own, point traffic at it, and stop paying rent on strangers.

The part nobody says out loud

A list you rent gets sold to the agent you are competing with.

That is not a scandal. It is the business model of every lead vendor, and it explains almost everything about how those leads behave when you call them. The only version of this where you still own something in December is the one where you built the funnel.

What you walk away with

Four things you will have that you do not have now.

01

A number you have never counted

How many people you spoke to last year who were going to move inside eighteen months, and how many of them closed with somebody else.

02

Four sources nobody can resell

Ranked by how fast they pay and how long they keep paying after you stop feeding them.

03

The build versus rent arithmetic

What it costs to stand a funnel up once, against what you are paying every month to rent one.

04

A thirty day order of operations

So Monday morning is one decision instead of nine.

Worth your time if

  • You are licensed and actively selling right now
  • You are paying for leads and are not sure what they return
  • You want a funnel with your name on it
  • You would rather implement than research

Not worth your time if

  • You want leads handed to you for free
  • You are not licensed yet
  • You want a number without a conversation
  • You are not willing to change how you work

Before you put your number in

The four things agents ask us first.

Is this a pitch dressed up as a training?

The training stands on its own and works whether or not you ever speak to us. The offer sits about two thirds of the way down, clearly labeled, and you can stop reading before it.

How long does it take?

Around forty minutes to watch. The whole thing is written out underneath, so you can read it in about ten if you would rather skim.

Do I have to leave my brokerage?

No. There is a paid option that changes nothing about where you hold your license, and the training explains both routes plainly.

What happens the second I submit this?

The training opens on the next page. Leave a number and we text you the link as well, so you can pick it back up later on your own time.

On tape, and still not settled

Two of our panelists answer this in opposite ways.

Both of them do this for a living. Both said it out loud on a recorded panel. The training covers which one holds up, and when.

Mitch Ribak

Facebook leads are the cheapest and worst converting source.

He puts them at the bottom of his hierarchy of lead sources, closing at roughly one in three hundred.

Matt Battiata

Do not write off Facebook leads over published conversion rates.

Direct pushback on the same panel. His position is that the rate depends on your follow up, not on the source.

Where should we send it?

Name and email. The phone number is optional.

Worth knowing before you watch: the free route means partnering with our organization at eXp Realty. The training explains exactly what that means, and what it does not.
