The transaction is not the hard part. Remembering the transaction is.

No single step between contract and closing is difficult. Order the inspection. Confirm receipt of earnest money. Chase the lender. Check the title commitment. Remind everybody about the walkthrough. Each one takes minutes and none of them require judgment you spent years acquiring.

What is expensive is being the only person holding all twenty two in your head while also trying to win the next listing.

Do not attend inspections at all.

Most brokerages in his market prohibit it, which removes the liability. The buyer completes a written diligence form instead.
