For licensed agents

Most farms fail because somebody picked the neighborhood they live in.

A short training on choosing a farm by turnover and saturation rather than by sentiment, what the first eighteen months actually cost, and why the agents who own a neighborhood are almost never the ones who mailed it hardest.

A farm is not a mailing list. It is a decision to be patient in one place.

Farming looks simple, which is why so many agents start and so few finish. Pick an area, send something, repeat. The part that is hard is doing it every month for two years while nothing visible happens, in an area you chose with math rather than affection.

The agents who own a neighborhood are usually the ones who were still there in month twenty.

Why most farms fail

Somebody picked the neighborhood they live in.

Living somewhere is a real advantage and a terrible selection criterion. Turnover and saturation decide whether a farm can be won, and affection decides nothing at all.

The two numbers that pick a farm

Turnover and saturation, and where to find both.

What eighteen months costs

Before it returns anything at all.

What is worth sending

And what goes straight in the bin.

04

When to abandon one

Which is a numbers question, not a patience question.

Worth your time if

  • You are licensed and plan to be here in two years
  • You want listings rather than more buyer work
  • You can fund a consistent spend for eighteen months
  • You would rather compound than chase

Not worth your time if

  • You need business this quarter
  • You are not licensed yet
  • You will stop after four mailings
  • You are not willing to change how you work

Before you put your number in

The four things agents ask us first.

Is this a pitch dressed up as a training?

The training stands on its own and works whether or not you ever speak to us. The offer sits about two thirds of the way down, clearly labeled, and you can stop reading before it.

How long does it take?

Around forty minutes to watch. The whole thing is written out underneath, so you can read it in about ten if you would rather skim.

Do I have to leave my brokerage?

No. There is a paid option that changes nothing about where you hold your license, and the training explains both routes plainly.

What happens the second I submit this?

The training opens on the next page. Leave a number and we text you the link as well, so you can pick it back up later on your own time.

On tape, and still not settled

Two of our panelists answer this in opposite ways.

Both of them do this for a living. Both said it out loud on a recorded panel. The training covers which one holds up, and when.

Bobby Martins

Geographic farming is the slowest route, and a new agent should not start there.

Most neighborhoods have been farmed for years, trust takes time, and a brand new agent does not have the monthly spend it takes.

Brian Yarber

A workable farm is two to two hundred fifty doors and five to ten hours a week.

He has watched agents start with five hundred homes and never knock half of them. Right sized, it is a full time harvest from a part time activity.
