The misconception

"Speed to lead means answering fast."

Speed matters, and the first few minutes matter more than most agents believe. But speed is a property of a system, not a property of a person. A person is at a closing, at a showing, at their daughter’s game, or asleep.

Measured honestly, speed to lead is the answer to a different question: what percentage of the time does anything happen at all within five minutes, at any hour, without you deciding to make it happen.

Where leads actually die

Not at the start. The start is the part agents are good at.

Minute zero to five

Something has to reply. Not a form confirmation, a reply. This is the only part of the sequence where being fast is worth more than being good.

Attempt one to two

Almost everybody makes these. This is also where almost everybody stops, which is why the next row is where the business is.

Attempt three to eight

Most contact happens in this range, and most agents are no longer trying. There is no skill in this step, only presence.

Week two to month six

The long tail. People move on their timeline, not yours. This is where a database quietly becomes an asset or quietly becomes a spreadsheet.

The handoff

The moment a machine stops and a human starts. Get this wrong and everything upstream is wasted. It has to be a person, and it has to be fast.

What is a CRM for in real estate?

Remembering, and prompting. It is not a filing cabinet for contacts you never call. If it is not telling you what to do today, it is a very expensive address book.

What CRM do real estate agents use?

Almost all of them, badly. The tool matters far less than whether anything is loaded in it and whether the cadence is written down.

What is the best CRM for real estate?

The one that is already connected to your lead sources, your calendar and your phone number, so a lead cannot land anywhere except inside it. Integration beats features.

Should I automate follow up?

Automate reach, never automate rapport. A system should get a reply and book a time. A human should do everything after that.

Will people know it is automated?

If it pretends to be something it is not, yes, and it will cost you. Ours is written to be useful rather than to be mistaken for you.

What about my old leads?

That is usually the fastest money in the building. Most agents are sitting on years of contacts that were touched twice. Reworking a database is the first thing we turn on.

Before you ask

Why the free route exists

eXp is a cloud brokerage. There are no offices to pay for, so part of what a traditional brokerage spends on rent and middle management goes back into the model. Some of that is revenue share, which is how our organization funds coaching it would otherwise have to charge for.

Two things worth being straight about. Revenue share is not passive money, and it pays nothing at all until specific things are true. We wrote all of it down rather than hand waving at it.
