The misconception
Living somewhere is a genuine advantage and a terrible selection criterion. Your neighborhood may have low turnover, an entrenched agent with fifteen years of goodwill, or four hundred homes when you needed a thousand.
Pick the farm with numbers. Then use the fact that you live there, if you happen to.
The mechanism
Two numbers pick the farm. Everything after that is consistency.
How many homes actually sell there each year as a share of the total. Below about four percent and there is not enough business to justify the patience.
What share of those sales one agent already has. If somebody holds a third of it, pick somewhere else rather than fighting a decade of relationships.
Every home, every month, for eighteen months. A smaller farm covered completely beats a larger one covered occasionally.
Sold data they cannot get elsewhere, genuinely local information, and your face often enough to be recognized. Not a calendar with your headshot on it.
A farm produces enquiries slowly. Missing one because nothing was set up to catch it is the most expensive mistake available.

What changes
Farming is not difficult. It is slow, and it is unglamorous, and almost everybody stops two mailings before it starts working. That is precisely why it still works for the people who do not.
A farm is a decision to be patient in one place.
Straight answers
Big enough to produce business, small enough to cover every month without missing. For most agents starting out that is a few hundred to a thousand.
Expect eighteen months before it is predictable. Some enquiries arrive earlier, and treating those as the trend is how agents get disappointed in month nine.
Something with information in it. Sold prices, what is coming, what changed locally. The test is whether somebody who is not moving would still glance at it.
Yes, largely because so many agents abandoned it for social. A physical thing in a house every month is now unusual, which is exactly why it gets noticed.
If you can. The same households on social alongside the mail is considerably more effective than either alone, and it is one of the things we set up.
When the numbers were wrong, not when the results are slow. Recheck turnover and saturation. If those are fine, quitting is the one guaranteed way to waste what you already spent.

The reason this matters
The most common reason agents adopt anything new is no longer closing more deals. It is saving time, by a wide margin, and it moved there fast.
That is worth saying plainly, because it reframes everything above. The point of a system is not that it does the job better than you would. It is that it does the job on a Tuesday when you are at a closing, and again on Sunday when you are not working at all.

Keep your license at your current brokerage. Real clients pay this every month, which is what makes it a product rather than a decoy.
Option two
$0 a month
The $1,997 is waived for as long as you are partnered. There is no additional NXTGEN commission split.
Before you ask
eXp is a cloud brokerage. There are no offices to pay for, so part of what a traditional brokerage spends on rent and middle management goes back into the model. Some of that is revenue share, which is how our organization funds coaching it would otherwise have to charge for.
Two things worth being straight about. Revenue share is not passive money, and it pays nothing at all until specific things are true. We wrote all of it down rather than hand waving at it.

Where this goes next
Everything above works on its own. What it cannot do is tell you which piece to start with given what you sell, where you sell it and how you actually want to spend a Tuesday. That is the only thing the call is for.
